Bank Assets

H. Albert Corp has direct relationships with Banks, Gov't & Hedge Fund assets: H. Albert Corp's Senior Management have direct bank relationships and are able to source NPN's (Non Performing Notes) and REO's (Real Estate Owned) for our strategic network of buyers. 

H. Albert Corp has developed relationships with Top Executives in these types of businesses that gives 
H. Albert Corp first access before other buyers.

 

Short Sale Assets

H. Albert Corp has several relationships with lenders, servicers and private sellers that bring us Short Sales.  These Short Sales are ready to go with Approval letters in place and ready to close.  H. Albert Corp places them on the market and works principal to principal only. H. Albert Corp does not work with brokers or daisy chains and are able to keep fees low. H. Albert Corp charges a low (sliding scale) Buyer’s fee, between 1% and 6%.

 

Off-Market Assets

H. Albert Corp has several relationships with private sellers that bring us off market exclusive assets. Assets may or may not be distressed, but they are always off market.  H. Albert Corp also pre vets the off market assets to ensure that they are deliverable before H. Albert Corp places them on the market.  H. Albert Corp works principal to principal only. 

H. Albert Corp does not work with brokers or daisy chains and are able to keep fees low.  H. Albert Corp charges a low (sliding scale) Buyer’s fee, between 1% and 5%, depending on the transaction size.

Private Client Assets

Owners of commercial real estate today may want to sell their property off market. They may not want to enter into a long-term listing agreement and they may be uncertain about pricing. H. Albert Corp brings the asset or assets to our vetted buyers.

Small Balance Multifamily Group

The Small Balance Multifamily Group at H. Albert Corp was formed to meet a market need. While H. Albert Corp typically works with large commercial property and institutional buyers, there is a demand for smaller apartment property or portfolios. H. Albert Corp assists buyers and sellers with smaller apartment assets averaging between $1M and $25M in value.

 

NPO Assets
